Not a substitute for inspection or testing
Our homeowner assessment organizes what you report seeing, smelling, and experiencing. It performs no sampling and no laboratory analysis, and it cannot tell you what is actually growing in your home. Only a qualified professional working on site, with testing where appropriate, can do that. Treat our risk summaries as a structured starting point for that conversation, never as a finding.
No safe or unsafe levels
There is no federal standard for an acceptable level of airborne mold. We do not publish safe or unsafe thresholds, and nothing on this site should be read as telling you that a home, a reading, or a lab result is safe or hazardous. Questions about what a result means for your building belong with the professional who collected it, and questions about your health belong with your clinician.
No guarantee of any outcome
MoldLedger does not guarantee that documenting a mold concern will lead to a landlord repair, an insurance payout, a successful dispute, or a remediation that permanently resolves a problem. Good documentation helps you organize and communicate; it does not control what an insurer, landlord, contractor, or court decides, and we never promise a result.
For inspection professionals
Reports generated with our tools are authored by the inspector who performs the work. MoldLedger does not conduct, review, certify, or supervise inspections, and using our software does not confer any license, certification, or qualification. Professionals remain solely responsible for their findings, their conclusions, and their compliance with the licensing and standards that apply in their state.
Landlord-tenant and legal questions
Repair obligations, habitability standards, and disclosure duties come from state landlord-tenant law and local codes, and they vary widely. Our guides describe common frameworks in general terms. About the inspector directory
Listings in our inspector directory are informational, compiled from publicly available sources. A listing is not a referral, an endorsement, or a verification of any provider's license, certification, or insurance. Confirm credentials directly with the provider, and in states that license mold work, with the state licensing program.

Agency guidance, landlord-tenant statutes, and licensing rules change over time and differ by state and city. Content on this site may not reflect the most recent change where you live. Before you rely on anything here, confirm the current rule with the authority that sets it. If this site and an official source ever disagree, the source is correct.
